Utilities are billed as a fixed monthly provision, reconciled every 3 months based on real consumption. No surprises.

• How much is the deposit?
  The deposit is always one month's rent. It is fully refundable at the end of your stay.

• What are my payment options at signing?
  You can choose the option that fits you best:

  • Deposit at signing + 1st month on the contract start date
  • Deposit at signing + 1st and 2nd months on the contract start date
  • Deposit and 1st month at signing + 2nd month on the contract start date
  • Deposit + 1st month + 2nd month at signing

  The last option unlocks the best rate. You can also get an additional discount by paying the full contract length upfront.

• How is the rent calculated based on my stay duration?
  Rent depends on your length of stay and your ending date. Most of the time, the longer your stay, the lower the monthly rent. You also get the best price by ending your contract on a high-season date like August 31st. That is when it is easiest for us to re-rent, and we pass that advantage on to you.

• What is the minimum stay?
  1 month. The longer your stay, the better the monthly rate you get.

• Can I visit the room before booking?
  Yes. We do live in-person visits, or video calls if you are abroad.

• Can I stay longer than my contract length?
  Yes, it is possible. Let us know as soon as possible, ideally before the room is rented to someone else, so we can prepare a contract renewal.

• Which neighborhoods do you cover?
  We cover most of the central neighborhoods, and we are expanding to new ones soon. Currently: Santos, Estrela-Lapa, Campo de Ourique, Campolide, Praça de Espanha, Arroios, Anjos, and Graça.

• Does the room have a private bathroom?
  Some rooms have private bathrooms. It is clearly indicated on each room's card. Otherwise, bathrooms are shared between roommates. In practice this works very well: roommates naturally have different schedules (workers use it early morning, students later), so bathroom access has never been reported as an issue by our tenants.

• Are utilities included in the rent?
  Utilities are not included in the rent. You pay a fixed monthly provision, and every 3 months we reconcile based on real consumption. You never pay more than what you use, and never less either.

• Can my partner stay with me?
  Yes, some rooms are available for couples. The rate is 100€ per month more than the single rate, and utility provisions are charged per person.

• Who else lives in the apartment?
  Usually young workers and students.

• I do not have a Portuguese guarantor. Is that a problem?
  No. We accept international guarantors, and they can sign the contract remotely.

• Do I even need a guarantor?
  You can proceed without a guarantor for a slightly higher monthly rent. Let us know your situation and we will find the right option.

• Is the kitchen furnished?
  Yes. The kitchen is fully equipped with dishes, cutlery, pots and everything you need to cook and eat from day one.

• Are bed sheets included?
  Bed sheets are not included by default, but we can provide a set at cost if you let us know before arrival.

• Are overnight guests allowed?
  Yes. We ask for 10€ per night, up to 10 nights per month. The amount is credited against the utility provision of the other tenants, so the shared water, gas and electricity stay balanced.

• Are your contracts registered with Finanças?
  Yes. Every contract is registered with Finanças, and we issue an official receipt for each rent payment.

• Can I leave before the end of my contract? What is the notice period?
  Yes, leaving early is possible. Two things to keep in mind:

  • An early-departure fee equal to one month's rent applies, on top of any rent still due up to your departure date.
  • Written notice is required at least 30 days before you leave. The full month's rent is charged for the final month, regardless of the day you actually move out.
